Theoretical Design Creating a custom interior at the Esplanade Lake Club


Southwest Florida is no stranger to tropical landscapes, coastal properties and resort lifestyle destinations. Therefore, craftsmen need to understand how homeowners envision their future oasis in order to create a unique home design that uniquely defines a coastal-style interior and benefits from its natural surroundings. Ruta Menaghlazi, vice president of design at Theory Design, and Emily Mastropietro, designer, are doing just that with Seagate Development Group’s upcoming custom home at the Esplanade Lake Club.

This one-story residence, based on the Seagate Genova floor plan, will house nearly 3,900 square feet of living space. With a classic dark gray flat tile roof, white consoles, gray shutters and graphite garage doors, the soft gray exterior will serve as an introduction to the tropical retreat residence without detracting from the incredible views of relaxing Lake Como. The light and airy interior of the home will match that sentiment – ​​main living spaces with a sharp focus on outdoor living, along with complementary sanctuary-style spaces that enhance the water views in their own way.

It all starts at the entrance – through glazed double doors with rich timber frames that reveal views of the lake shore. Two sculpture/art niches will be created in the foyer. A large blue onyx style panel insert serves as a welcoming centerpiece surrounded by European white oak flooring, drawing everyone further into the space and blurring the lines between indoor and outdoor living. The white oak flooring is carried into the great room with a beamed ceiling mimicking the media wall along with ample comfortable seating that invites homeowners and guests to gather and enjoy life on the lakefront. The adjoining gourmet kitchen features an expansive quartz island and 36-inch high bartop, floor-to-ceiling splashback, white single-bowl sink, and Thermador appliances including double wall ovens, refrigerator, upright freezer and two dishwashers. This selection reflects the natural light streaming through the pocketed sliding glass doors and the twinkle of sunlight off the crystal blue waters – bringing enviable outdoor elements indoors. Guest entertainment is carried into the dining area with a soffit-lit wine bar – complete with a sleek wine cellar and refrigerator design – that ensures no one ever goes thirsty.

The split floor plan offers long-term privacy without sacrificing the lakescape. All bathrooms are accented with decorative marble in tones of grey, beige and blue to create a true channel to the coastal environment. The VIP guest suite and owner’s bedroom – which include an expansive seating area – will both open onto the outdoor living area. The spa-like master bathroom features two water closets, a walk-in shower and a soaking tub for total peace and quiet.

Saving the very best for last, the outdoor living area will bring homeowners and guests closer to the community’s main attraction, Lake Como, with an outdoor kitchen and plenty of space for dining and gathering around a stone-clad gas fireplace. Swimming and the ultimate in luxurious relaxation can be found in the custom designed pool with bubbler sunbed and elevated spa.
